Your facts don't seem to disprove the dream.

So, even though this is not a typical Anthropologie store, other factors such as free rent can be used to mitigate the shortcomings. I would question if Greenville has the demographics overall but, a newer smaller secondary market concept may be a good test. Second, the demographics are not present on Main St Greenville which would support this store. There is not a store close to this project that is typical of where Anthropologie clusters, yet, they are opening a small store. Since you are from Greenville, use Anthropologie as an example. But, the list of reasons that you provided are not always 100% necessary/true. Although there are some awesome storefronts, it will take a while.

I agree, I don't see an Apple store on Main unless it gets the perfect building for littlle or no rent. I don't think high end retailers are what's needed at this point in time. You'll get that money back through taxes you can collect on the businesses who benefit. I know certain times you don't have to pay, but if you want people to be welcome all the time, get rid of the hassle of using change in a world that revolves around plastic, and I don't condone the use of credit card reading meters. I won't use Greenville as an example because it only breeds anger. I think getting rid of meters would go a long way.
